　　It enables a company to provide convenient, dependable service to its customers. Locating in areas where there are sufficient skilled or trained workers with a good work ethic can lead to higher—quality performance.

　　Yes, competition is also an important factor in site selection. Some companies consider it necessary to be located near competition, others wish to avoid competitors.

　　Yes, because taxes may be sizable for a company with a multimillion-dollar (数百万美元)investment in facilities and inventory, so it may select a location where tax reductions or exemptions (免除)are allowed to new business.

　　When choosing a company location, I think the company should first take into account the demand for products or services, both now and in the future. Demand forecasts help determine where goods or services are most likely to be sold. A weighted centre of demand exists for each product or product family, so a company should select a location which supplies this demand.

　　Transportation is also important when selecting a company location. A manufacturing company will tend to have a materials-oriented location if it has a single source of raw material and ships its products to many destinations. When rapid delivery is a condition of sales, companies are more likely to select market-oriented locations, that is to locate near consumers.

　　In addition, I think it’s important to consider labor costs. Companies that employ a large labor force may locate to places with lower wage rates. Productivity per hour may further affect the costs of providing services or producing goods.

　　选择公司地址时，我认为公司首先应该考虑产品或者服务现在或未来的需求。对需求的预测有助于决定产品或者服务最有可能被售出的地点。例如产品和产品系列需求量很大的地方。因此公司应该在有这方面耗材需求的地址。

　　交通也是选址时很重要的因素。一个制造业公司将倾向于靠近原料地的场所，假如这里有一个单一的原材料资源而且可以将其产品船运到多个目的地。当迅速交货作为销售的条件时，公司更有可能选择靠近市场的场所，这样可以在消费者附近。

　　此外，我认为考虑劳动力费用很重要。公司雇佣大量劳动力可能在劳动力低廉的地方选址。每小时的生产力对提供产品服务或者生产商品的成本有深远影响。

　　The law firm you work for decides to relocate to a new place. You have been asked to choose a good location. Discuss the situation together, and decide：

　　A: Since we provide law services, our firm should be located in a well-established and fast-growing business area, because in such an area, there are many businesses which will need law services.

　　B: I’m with you on that. We must locate in a place where there is high level of demand for services. And the public transportation is very convenient in such an area. Customers will find it easy to get to us.

　　A: Yes, as you know, the convenience or inconvenience of a location may affect the number of potential customers and thus revenue.

　　B: Are there any other factors to consider?

　　A: I think we should consider the leasing rents. The leasing rents vary from place to place. We of course should select a site which we can afford.

　　B: That’s true. I think we should also consider competition. We shouldn’t locate in a place where there are already a lot of law firms.

　　A: I couldn’t agree with you more. Competition may severely affect a company’s revenue.

　　B: We should consider expansion potential. Our firm may employ many lawyers one day when it expands, so we should leave some room for expansion.

　　A: And I also think we should consider the appeal of the location. People are interested in the environment in which they work and live.

　　B: Now, let’s talk about advantages of a good location for a law firm. A good location is likely to attract customers. If our firm is located in a good location, the number of customers will surely go up.

　　A: Yeah, being located in a place with high demand will boost our business, thus increasing the company’s profits.

　　B: A good location with easy access to public transport enables our law firm to provide high value for customers.

　　A: Yeah, and we can avoid competition if located in a place with few law firms. Otherwise, our law firm may loose some or even much of our business.

　　A: In addition, our law firm can save costs if it is located in a place with low leasing rents. Lower leasing rents also make it possible for our law firm to have more office space, which will offer some flexibility and room for the expansion of our law firm.

　　A: 因为我们提供法律服务，我们公司应该选址在建立完善以及发展迅速的商业地区，因为在这样的地区，有许多工商企业会需要法律服务。

　　I will. I think the site for a manufacturing or nonmanufacturing companies should offer some flexibility and room for expansion.

　　I will, because public opinion is some areas may be unfavorable to a particular type of business. A company located in such an area runs the risk of future restriction, excessive taxes, or other undersirable public relations.

　　(4) What factors do you think a retail shop should consider when selecting its location?

　　The types and nearness of competing stores, traffic, convenience of the entrance and exit, nearness to public transporation, visibility of the shop, convenient secure parking nearby, etc.

　　(5) Do you think the effects of a poor location decision are directly observable?(Why?/Why not?)

　　No, they are not, because the cost of a poor location decision is an opportunity lost and therefore the effects are hidden.
